Manage your own Business
Using our 'Connect-Direct & Book It' platform you are in control. You manage your own properties, policies and bookings. We promote your listings.
Next, complete your user detail information on ‘My Profile’ page and upload your profile photo with a user verification id (your user identification remains private and is only used for initial owner verification). After your profile is updated, choose the ‘Add New Listing’ link and follow the prompts to describe the features of your listing. Upload property images, provide details, location and amenities. Each listing is for one vacation rental property. If you have multiple properties, you will need to create a new listing for each property. During your free 90-day trial, you can create as many listings as you like. They will qualify for your free trial period.

All listings, under a new account, qualify for a free no-risk, no-obligation, 90-day trial. After your free trial period, to continue your listing(s) simply purchase the yearly subscription plan best suited for your business model.
The subscription plan you choose will be based on the number of vacation rental properties you want to list. Or, the Diamond Plan can be purchased if you would prefer to have your own booking and payment processing website backed by the marketing power of ExperienceFloridaVacations.com. The subscription plans are based on an annual subscription cost. There are No additional commission, booking or hidden service fees.
From your user dashboard you are able to add, edit, delete, disable or set listing features; accept reservation/booking requests, issue invoices, manage reservation status; communicate with your customers; import and export ical feeds; and, see all properties and reservations/bookings using the ‘All in One Calendar’ feature.
You will receive a reservation/booking request via email and a reservation/booking request will be posted on your dashboard under ‘My Bookings’.
Not directly. ExperienceFloridaVacations.com is not the merchant of record. Property hosts are responsible for making reservations and securing guest payments. It is totally within a property host’s discretion as to how they would like to accept reservation payments. We do encourage vacationers to make payments to property hosts through secure platforms that offer buyer protection (i.e. credit cards, Paypal for Business, Stripe, etc…). Of course, property hosts are free to use whatever payment processing option they wish.
With the Diamond Plan, a payment processing platform (utilizing Paypal or Stripe) is provided with the owners own booking website.
County & Municipality/City – Individual Florida counties and certain cities may impose a local option tax on short term rentals. These taxes, often called local option transient rental taxes, include the tourist development tax, convention development tax, tourist impact tax, and municipal resort tax. The local tax imposed is in addition to the 6% state sales tax and any applicable discretionary sales surtax.
Be sure to include the total tax amount on your listing submittal form (see example). The total tax amount will automatically calculate and display on the booking request form and invoice.
No. Each property host provides their own cancellation and booking policies. Any cancellation and booking policies should be posted in the property listing under the Policies Section and can be uploaded, as attachments, on the listing submittal upload images page.
